Simple development plan "School at the TPZ"

Public participation (Section 3 (2) BauGB) -Internet publication-

Location of the plan area: The approx. 0.3 ha plan area is located in the Moschendorf district between the Therapeutic Pedagogical Center (TPZ) of Lebenshilfe, the Untreusee sports park and the Hotel am Untreusee. This is an area of former tennis courts.

With resolution no. 1023 of 22.04.2024, the city council approved the draft of the simple development plan "Schule am TPZ", including the explanatory statement, and decided to publish it in accordance with Section 3 (2) of the German Building Code (BauGB).

The draft of the development plan with explanatory statement will be published

from 08.05.2024 up to and including 14.06.2024

on the homepage of the City of Hof under Urban land-use plans in process.

This is a development plan for internal development, with the planning of a public use area creating an expansion option for an existing school building and allowing fallow land to be put to a new use.

As the permitted floor space in accordance with Section 19 (2) BauNVO is less than 20,000 m², a preliminary assessment of the individual case can also be dispensed with. The draft of the "Schule am TPZ" development plan is therefore carried out in accordance with Section 13a BauGB using the accelerated procedure without an environmental assessment in accordance with Section 2 (4) BauGB.

In accordance with Section 13a para. 2 no. 2 BauGB, the land use plan, which, in deviation from the development plan stipulations, depicts a special tennis facility area, will not be amended in a parallel procedure in accordance with Section 8 para. 3 BauGB, but will be adjusted by way of correction.

In addition to publication on the Internet, the planning documents will be on public display during general opening hours (Mon. to Fri. from 8:00 a.m. to 11:45 a.m., Mon. and Thurs. from 2:00 p.m. to 4:00 p.m.) or by appointment outside of opening hours at the Technical Town Hall, Department of Urban Planning, Karolinenstr. 17, 1st floor.

Comments can be submitted during the publication period and should be sent electronically to the e-mail address stadtplanung(at)stadt-hof.de. However, if required, comments can also be submitted in writing or recorded by the municipal administration. When submitting comments, it is advisable to state the name and address of the author, otherwise it will not be possible to communicate the treatment of the comments (result of consideration). It may be difficult to assess private interests if it is not possible to attribute a comment. By submitting a comment, consent is given to the collection, processing and use of personal data for the purpose of carrying out the development plan procedure.

Comments that are not submitted in good time during the public participation period may be disregarded when a decision is made on the land-use plan (Section 3 (2) sentence 4 no. 3, Section 4a (5) sentence 1 of the German Building Code (Baugesetzbuch -BauGB)).
