Simple development plan "Living on Walburgerweg"

Public participation (Section 3 (2) BauGB) -Internet publication-

Location of the plan area: With resolution no. 1024 of 22.04.2024, the city council approved the draft of the simple development plan "Wohnen am Walburgerweg", including the explanatory statement, and decided to publish it in accordance with Section 3 (2) of the German Building Code (BauGB).

The draft of the development plan with explanatory statement will be published

from 08.05.2024 up to and including 14.06.2024

on the homepage of the City of Hof under Urban land-use plans in process.

This is a development plan for inner-city development, with which inner-city land potential is to be made available again for residential purposes as part of a targeted development.

As the permitted floor space in accordance with Section 19 (2) BauNVO is less than 20,000 m², a preliminary assessment of the individual case can also be dispensed with. The draft development plan "Wohnen am Walburgerweg" will therefore be carried out in accordance with Section 13a BauGB using the accelerated procedure without an environmental assessment in accordance with Section 2 (4) BauGB.

Early public participation in accordance with Section 3 (1) BauGB and early participation by the authorities in accordance with Section 4 (1) BauGB is waived in accordance with Section 13a (2) No. 1 BauGB in conjunction with Section 13 (2) No. 1 BauGB.

In accordance with § 13a Para. 2 No. 1 BauGB in conjunction with § 13 Para. 3 BauGB, the simplified procedure dispenses with the environmental review in accordance with § 2 Para. 4 BauGB, the environmental report in accordance with § 2a BauGB, the information in accordance with § 3 Para. 2 BauGB on the types of environmental information available and the summary declaration in accordance with § 6 Para. 5 Sentence 3 BauGB and § 10 Para. 4 BauGB. § Section 4c BauGB does not apply.

In addition to publication on the Internet, the planning documents will be made available to the public during general opening hours (Mon. to Fri. from 8:00 a.m. to 11:45 a.m., Mon. and Thurs. from 2:00 p.m. to 4:00 p.m.) or by appointment outside of opening hours at the Technical Town Hall, Department of Urban Planning, Karolinenstr. 17, 1st floor.

Comments can be submitted during the publication period and should be sent electronically to the e-mail address stadtplanung(at)stadt-hof.de. However, if required, comments can also be submitted in writing or recorded by the municipal administration. When submitting comments, it is advisable to state the name and address of the author, otherwise it will not be possible to communicate the treatment of the comments (result of consideration). It may be difficult to assess private interests if it is not possible to attribute a comment. By submitting a comment, you consent to the collection, processing and use of personal data for the purpose of carrying out the development plan procedure.

Comments that are not submitted in good time during the public participation period may not be taken into account in the decision on the urban land-use plan (Section 3 (2) sentence 4 no. 3, Section 4a (5) sentence 1 Baugesetzbuch -BauGB-).
