Project-related development plan "Special area Tuchergelände II"

Effectiveness/entry into force

With resolution no. 685 dated 14.11.2022, the city council adopted the development plan

"VEP Tuchergelände II" as a statute in accordance with Section 10 (1) of the German Building Code (BauGB).

The development plan enters into force on the day of publication of the announcement (27.01.2023).

After coming into force, the following documents will be available in the urban planning department,

Karolinenstraße 17, 1st floor room 103:

  • Project-related development plan with justification including environmental report
  • Project and development plan (site plan, floor plans, views, open space design plan)
  • A summary statement on how the environmental concerns and the results of the public and official participation have been taken into account in the development plan and the reasons why the plan was chosen after weighing up the alternatives that were examined and considered

Location:

The plan area (former Tucher site) is located in the northern part of the city of Hof and is accessed from Schleizer Straße. The area is surrounded to the north by an allotment garden site, to the west by the Saale river and the Saale cycle path, to the south by an adjoining wooded area and residential or mixed-use development on the street "Alter Seligenweg" and to the east by the Bundesstraße 2 (Schleizer Straße). The current urban land-use planning affects parcel 2114 in the Hof district, which is already owned by the developer. The area of application covers a total area of approx. 3.7 ha.

Aim and purpose:

The planning objective is to create building rights for the restructuring and modernization of the existing

existing shopping center so that it can meet the current requirements and needs of customers in the future. The developer intends to reorganize and reduce the sales area and make the parking situation more spacious. By reducing the retail space, some parts of the shopping center building that are no longer in use and the petrol station will be demolished. However, the implementation of the project is associated with a partial increase in product ranges relevant to the city center. In order to avoid adverse effects on the retail trade in the city of Hof, stipulations were made regarding the permitted uses and product ranges in accordance with the "Hof List" with maximum permitted sales areas for center-relevant product ranges.
